Thinking of Going FSBO?
Selling your home on your own—also known as FSBO (For Sale By Owner) can seem like a great way to save money on commission. And who doesn’t love saving money? But before you dive in, here are a few tips to help you navigate the wild world of real estate without a guide (or with a guide like me on standby.
1. Price it Right
You love your home. I get it. But buyers don’t pay for memories—they pay for market value. Use real comps, not just Zillow guesses. Consider paying for an appraisal or at least checking local recent sales.
2. First Impressions Matter
Declutter, clean, and stage. Buyers want to picture their life there, not yours. Pro photos are worth it—cell phone pics in bad lighting won’t cut it.
3. Marketing is Key
A sign in the yard isn’t enough. Get your home on major sites, use social media, and don’t underestimate the power of great photos and a compelling description.
4. Be Ready for Paperwork & People
From disclosure forms to negotiating inspections and contracts—there’s a lot of fine print. And yes, strangers will want to walk through your home, so be ready to schedule showings and answer questions.
5. Know When to Call for Backup
If things get overwhelming or you’re not getting the offers you hoped for, it’s okay to tag in a pro. I help FSBO sellers all the time when they’re ready for a little expert help.
Bottom line? Selling FSBO is possible, but it takes time, patience, and research. And if you ever feel stuck, I’m just a call or text away.
